A move connected to Naval Submarine Base New London or Electric Boat can make timing as important as price. Buyers searching Groton, New London, Waterford, Stonington, Mystic and Ledyard need financing that matches their employment, military eligibility and intended occupancy, plus a realistic shoreline insurance budget.

Distinguish VA eligibility from local employment

Working for Electric Boat does not itself establish VA home-loan eligibility. Eligible veterans, service members and certain surviving spouses document eligibility through a Certificate of Eligibility. Civilian employees without qualifying service should compare conventional, FHA and CHFA pathways.

For borrowers with full entitlement, VA does not impose a county loan limit, although lender approval still depends on income, credit, appraisal and other requirements. Remaining entitlement can change the down-payment calculation for borrowers with an existing VA loan.

No required down payment does not mean no cash needed. Closing expenses, prepaid insurance and escrow deposits still matter. A VA funding fee may apply unless the borrower qualifies for an exemption, and financing it increases the loan balance.

Compare loan estimates using the Consumer Financial Protection Bureau resources, then model the complete payment with the monthly payment calculator.

Use the correct town and county

Mystic spans portions of Groton and Stonington. A Mystic mailing address is not enough to identify the taxing municipality or applicable district charges. Request the parcel’s tax record and confirm the town, assessment and district boundaries.

New London County’s 2026 baseline conforming limit for a one-unit home is $832,750. That limit is relevant to conventional financing, not a universal cap on full-entitlement VA borrowing. Check conventional county limits through FHFA Loan Limits.

Connecticut assessments generally use 70% of fair market value established at revaluation. Comparing mill rates without comparing assessments can misstate the annual tax difference between two homes.

Resolve shoreline and relocation issues early

Get homeowners and any required flood-insurance quotes before the financing deadline. Ask about wind deductibles, elevation records and prior water intrusion. A VA appraisal evaluates value and minimum property requirements; it does not replace an independent inspection.

Connecticut requires a closing attorney. Build legal fees, title expenses and initial escrows into the closing cost estimator, especially when a deployment or work-start date leaves little scheduling flexibility.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
