Updated October 2026

A Yale-affiliated buyer choosing between New Haven, Hamden, West Haven and East Haven should start with eligibility and total monthly cost, not just proximity to campus. Employer benefits, state assistance and town taxes can move the affordability calculation in different directions, and none should be assumed from a listing’s location alone.

Coordinate Yale benefits with CHFA financing

Yale’s homebuyer program has its own employee, property-location and continued-eligibility requirements. Confirm current terms with the university before counting an employer benefit toward closing funds. A home in a neighboring municipality should not be presumed eligible simply because the commute is convenient.

For state options, review HFA Advantage and HFA Preferred through the Connecticut Housing Finance Authority. CHFA’s Down Payment Assistance Program, or DAP, and Time To Own have different repayment structures and must be evaluated separately.

Time To Own offers up to $25,000 in standard areas or $50,000 in qualifying high-opportunity locations. Its 0% assistance is forgiven at 10% annually over ten years when program requirements are met. The actual award depends on eligibility, location, need and available funding; it is not an automatic town-wide entitlement.

Have the participating lender verify whether employer assistance and CHFA resources can be combined, how funds must be documented and whether timing affects your closing date.

Choose the right loan comparison

New Haven County’s 2026 one-unit conforming limit is $832,750. FHA’s national floor is $541,287, but the applicable New Haven metropolitan limit is higher. Confirm the property-specific county and unit-count maximum through HUD FHA Mortgage Limits.

Compare conventional mortgage insurance with FHA upfront and annual mortgage insurance, rather than deciding solely by down-payment percentage. For a condo, project eligibility and association finances can also affect the available financing.

Use today’s rates and the monthly payment calculator to compare complete payments under the same purchase-price assumptions.

Rebuild the tax estimate for each address

Connecticut generally assesses property at 70% of fair market value from the latest town revaluation. Apply the municipality’s mills and any separate district charges to that assessment. Two similarly priced houses in adjoining towns can therefore have meaningfully different carrying costs.

Ask for the actual tax bill, assessment history and any scheduled revaluation changes. July and January installments commonly affect closing adjustments and escrow funding. Include the required Connecticut closing attorney, title expenses and prepaid insurance in your cash budget so assistance does not conceal an otherwise unaffordable monthly payment.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
